How did you pass your brokers test and not know this?   I know the agent test is easy, but the broker test requires actual knowledge.

Your income as a broker should be too high to qualify.   I can&#039;t believe you did not buy something years ago.</description>

Banks don&#039;t want to finance 100% for investment property because if something happens they are left holding the bag.  They want you to invest hard earned dollars into the house as well so you will be more likely to make the payments.</description>

As for getting a bill-paying job to get by - you&#039;re over qualified for those jobs - best bet would be to pick a job that expects a high turn-over rate (sadly those jobs are rarely fun, hence the high turn-over).  Also if you&#039;re interested in going it alone it wouldn&#039;t be that difficult for someone with your experience to acquire a few underwriters to get you started.</description>
